A loan application triggers the issuance of mandated forms when all of the following are provided: name, income, social security number, property address, estimate of property value, and mortgage loan amount sought.
CLOSEThe Loan Estimate form is provided within three business days of application. The form lists loan terms; projected monthly payments; estimated pre-paid expenses and closing costs; and total interest paid if the loan is kept for the full term.
CLOSEA Revised Loan Estimate is provided within three business days of a significant change to estimated loan costs. Examples can be locking in the interest rate or changing loan programs. The Revised Loan Estimate must arrive at least one day before the Closing Disclosure form.
CLOSEThe Closing Disclosure form is provided at least three business days before closing. The form describes costs paid at closing and over the course of the loan; allows comparison of these costs and pre-paid expenses to those in the written Loan Estimate; highlights certain loan terms; and provides contact information for primary professionals involved in the transaction.
CLOSEThe closing date marks the day when the real estate transfer and loan documents are signed. The closing disclosure must be provided to the borrower at least three days before this date.
